The center is the dominant full-service grocery anchored center in the market, but we knew the strong grocery sales wouldn’t tell the full story.

Grocery anchored centers, particularly in California, are a highly sought-after asset class, so in that sense we knew we had a great property to work on.  To deliver the kind of pricing we knew the seller desired, we had to showcase what sets Blossom Valley apart from its competition in the marketplace.

“Turlock is one of the best retailing markets in the entire Central Valley market but on a map, it looks like just another Central Valley town.  In reality, Turlock serves as the major retail draw for communities sandwiched between Modesto and Merced.  The Property itself is well positioned within the immediate Turlock market, including the CSU Stanislaus campus located approximately one block away, but also draws from Turlock’s regional customer base.  Quantifying and proving out those shopping patterns was a key piece of information that we communicated during our marketing campaign.”
