Property Search Phase

When you identify a property, we will assist you in submitting a strong and qualified offer, to improve your chances of success. And if you work with your own broker, we have a proven track record of cooperating in order to complete the sale as seamlessly as possible.

We also want our buyers to be as educated as possible: it leads to good decision-making. We are able to provide you with sales and rent comparables so that you fully understand market conditions.

Negotiation Phase

While negotiating a purchase contract, Capital Pacific agents will help ensure that your 1031 exchange, or any other investment requirements are addressed up-front. We are also able to assist you in engaging multiple lenders to ensure that you are getting competitive loan terms. By doing as much work as possible up-front, we are able to set expectations and achieve more successful transactions.

Escrow Phase

When the deal moves into Escrow, it will be managed almost entirely by our Escrow Directors, who will handle critical dates and ensure a seamless transaction. You will receive access instructions for Escrowire, our virtual "war room," where all documents related to the escrow can be accessed. Materials are available 24/7 and are password protected.
